Prices of the homes are based on the $35,000 lot allowance.
If you have your own lot there is possibility that some lots will require additional excavation and site preparation costs.
Additional cost will apply if customer wants to have hip roof instead of gable on any of our models.

Standard Specifications
SITE WORK
- Final grade with adequate drainage from house.
- Landscape, topsoil is not included.
- Back fill foundation.
- Gravel base driveway depending on subdivision; no less than 16' wide and 60' long (there is no credit back if buyer wants a shorter driveway).
- 20' clearing around home and improvements (approximate).
- Building provides 100' of well and pump, any additional $36.00 per foot paid by buyer, including water softeners and holding tanks for water storage to reach 5 GPM for buyers financing, sand screen, auto silt filter system.

Specifications for Unfinished Areas
- The only walls in the unfinished interior are going to be those to support the second floor and ones that would be needed for running plumbing, heating and electrical to the finished areas.
- Forced Air Heating system will be complete with the exception that no vents is going to be installed in unfinished bathroom areas. If buyer decided he want to add Heat Recovery system there would be an extra cost for the system itself and additional walls that need to be build for running the HRV.
- Rough in for the plumbing will be finished except no plumbing fixtures such as tubs, toilets will be installed.
- Electrical outlets will be installed in all exterior walls in unfinished area and few pull chain light fixture.
- Insulation in unfinished area will be completed.
- Unfinished areas will not to be sheet rocked.
